BHUBANSEHWAR: The Bhubaneswar Development Authority (BDA) has announced two new housing projects in Sanapalla and Jagasara in Khurda district, bringing relief to prospective homebuyers seeking affordable housing options in these areas.

The announcement, made during BDA’s 150th authority meeting recently, was particularly welcomed by middle-income buyers who were waiting for such govt housing initiatives, especially near Bhubaneswar.

“Houses in govt projects are comparatively affordable, which makes them highly sought after,” said Minaketan Mohapatra, a prospective buyer who had missed out on similar opportunities earlier.

Real estate experts predicted that these projects will catalyse private sector involvement in the previously overlooked areas of Khurda. Sources said these are two new areas recently brought under BDA’s jurisdiction.

“Sanapalla and Jagasara have significant potential to attract real estate developers,” said Dipesh Nanda, a real estate expert. He added that areas like Jatni and Trisulia have already witnessed substantial real estate growth due to their strategic locations and accessibility.

BDA has completed several successful housing projects within city limits, including affordable housing initiatives for the urban poor. Currently, BDA is overseeing major housing developments in Subuddhipur and Kalinga Nagar.

In a significant move, BDA also proposed to expand its jurisdiction by including 143 new villages under its command area. Industry analysts suggested this expansion could trigger further real estate development in those areas.

“The announcement comes at a time when affordable housing remains a pressing concern for many residents. While many developers are focusing on luxury segments, middle and lower middle-income people are missing out,” another expert, Bimalendu Pradhan, said.
