50 Developers Show Interest, ET RealEstate

MUMBAI: Days after BMC invited Expressions of Interest (EOI) from developers for the redevelopment of 64 slum rehabilitation schemes located on municipal lands across Mumbai, under Regulation 33(10) of DCPR-2034, several of Mumbai’s prominent real estate players showed interest in the initiative.

These included Adani Realty, Wadhwa Group, Rustomjee, Dosti Realty, JSW Realty, DHS Group, Jalaram Developers, Nilyog Developers, Asha Developers, and Chandak Realty, among others. In total, about 45 to 50 builders expressed interest to take up slum redevelopment on BMC plots.

During a pre-bid meeting top representatives from these firms attended and discussed the 32 conditions laid out by BMC for slum rehabilitation. These included the provisions and incentives offered during redevelopment.

Builders also flagged challenges they typically face during such projects.

One major concern raised was the uncertainty in slum household counts—developers emphasized the need for proper surveys to ascertain the number of eligible slum dwellers. They also requested flexibility in land reservations, noting that existing reservations on land sometimes reduce usable area for redevelopment.

BMC officials assured that all challenges pointed by the developers would be reviewed, and suitable steps would be taken to address them.

“This was just the first meeting, and the overwhelming interest from top builders gives us confidence that the projects can be completed on time,” a BMC official said.

The administration also stated that if necessary, certain policy relaxations may be considered to ensure timely execution.
