NEW DELHI: Delhi Development Authority (DDA) will soon launch a premium housing scheme for 2025, offering 177 residential HIG, MIG, and LIG flats and garages across the city.

The flats will be offered through e-auction at Vasant Kunj, Dwarka, Rohini, Pitampura, Jasola, Ashoka Pahari, and other areas.

“The authority, in a meeting chaired by lieutenant governor VK Saxena, approved the DDA Premium Housing Scheme, 2025,” a DDA official said. The e-auction, apart from the flats, will be done for 67 car or scooter garages, the official added.

The authority took two significant decisions. One was to reduce the amalgamation charges for commercial properties from 10% of the circle rate to 1%. “This will incentivise real estate developers to develop commercial areas to scale and promote investment and employment in the city. This was one of the key reasons for commercial developments migrating to… NOIDA and Gurgaon, where the admissible amalgamation charges were far lower compared to Delhi,” the authority said.

The second decision was to reduce the multiplication factor for the auction of commercial properties from the present rate of twice the circle rate to 1.5 times. “These decisions come as a major policy reform in the PM’s push for ease of doing business,” DDA said.

The decisions were taken on the basis of recommendations given by the high-level joint govt-industry task force constituted by the LG. “The current circumstances led to under-utilisation of prime commercial areas, delayed infrastructure development, and missed opportunities for urban mobility and redevelopment,” an official said.

In a relief to the residents of Signature View Apartments, DDA gave approval for a facilitation amount of Rs 50,000 per month for HIG flats and Rs 38,000 per month for MIG flats towards rent during the period of reconstruction. “The rent will be paid unit-wise to each allottee/owner as and when the flat is vacated. The proposal also stated that the rent will be made effective from Jan 2025 with respect to those allottees or owners who vacated their flats prior to the date of the Delhi High Court judgment in Dec 2024, subject to the final outcome or decision of the appellate court,” the proposal said.

The occupants of Signature View have consistently requested rent payments to facilitate their relocation.

In Friday’s DDA meeting, decisions were also taken to change land use in various sectors of Narela to help create an education hub (in sector G-7 / G-8), and for the development of a multi-sports integrated stadium and sports complex (in sector G-3 / G-4).

The authority also approved a discount on bulk purchase of unsold flats in Narela by govt departments and universities.
