LUCKNOW: After multiple failed auctions, the Lucknow Development Authority is preparing to sell its long-vacant commercial units on a first-come-first-serve basis. The proposal will be placed before the board for approval in its meeting in Aug.
Over 100 shops built under various housing schemes have remained unsold for nearly 15 years. Despite repeated auction attempts, buyers stayed away, citing high prices and the shabby condition of the structures. Markets developed in several LDA schemes across the city have struggled to attract commercial activity.
An LDA official said the direct-sale model aims to revive these spaces and reduce the unsold inventory. This will also help the authority generate revenue.
Further, LDA is set to revise the layout and land use of over 40 plots in seven housing schemes. These plots were earmarked for facilities like police stations, post offices, fire stations and community centres. Since these spaces remained unclaimed, they will now be opened for residential and commercial use. The proposal will be put in the board meeting for final approval.
LDA is also preparing to push a record increase of Rs 12,504.97 crore in its budget. According to the proposed plan, several major projects have been outlined. The Varun Vihar Housing Scheme is projected at Rs 7471.93 crore while the Naimisharanya Town Plan is estimated at Rs 4785.34 crore. Apartment construction in Virajkhand and Gomti Nagar Extension are each expected to cost Rs 50 crore. Other residential projects include apartments at Aishbagh Mill Road also estimated at Rs 50 crore. A Mango Theme Park is planned at Basant Kunj with a budget of Rs 7.5 crore. The integrated divisional office has an estimated cost of Rs 50 crore.
