Uttar Pradesh RERA Faces Criticism for Delayed Hearing on Palacio Imperial White Project, ETRealty

LUCKNOW: Despite filing a formal complaint in June 2025, the Palacio Imperial White Buyers Association is still waiting for Uttar Pradesh RERA to schedule the first hearing, raising concerns about regulatory delays and inaction.

The association had invoked section 7 of the Real Estate (Regulation and Development) Act, 2016, seeking the handover of the stalled Palacio Imperial White project (UPRERAPRJ13910) from Tulsiani Infraventure Private Limited, citing the builder’s prolonged inability to complete the development.

Association president Manoj Kumar Bhagat expressed disappointment and stressed the need for immediate intervention to safeguard the legal and financial interests of homebuyers.

“The builder had committed to completing the project by 2016. However, both RERA and Lucknow Development Authority approvals have now expired. If no action is taken, the project risks deteriorating into ruins, putting buyers’ hard-earned savings at stake,” Bhagat said.

Bhagat revealed that Tulsiani Infraventure has recently changed its name to Pure Earth Terrawise Builtech Private Limited while retaining the same Corporate Identification Number (CIN). He alleged that this rebranding is an attempt to mislead stakeholders and dilute the impact of recovery certificates and ongoing legal proceedings.

Association member Harjinder Singh reiterated that despite filing the case months ago, RERA has yet to provide a hearing date.

“This inefficiency only benefits the builder and undermines the rights of homebuyers,” Singh said.

UPRERA was yet to comment on the allegations.
