LDA unveils discounts to sell over 1,000 unsold flats, ET RealEstate

LUCKNOW: The Lucknow Development Authority (LDA) announced a strategic partnership with private agents and unveiled attractive discounts for potential buyers to address the growing number of unsold residential units. Over 1,000 1-3 BHK flats priced between Rs 22 lakh and Rs 1 crore, remain vacant across various LDA schemes, prompting the authority to adopt a more aggressive sales approach.

Despite launching a ‘first come, first served’ scheme during Diwali, which was initially extended until Mar 31 and has now been further prolonged, the LDA struggled to find takers for these properties. To expedite the sales process, the LDA decided to engage 20 Real Estate Regulatory Authority (RERA) registered agents. These agents will receive a commission ranging from 1.5% to 2.5% on each successful sale. Furthermore, the LDA is offering substantial discounts for those making full payments upfront.

Govt employees can secure possession by paying 25% of the flat’s value, while common citizens are required to pay 35%. Additionally, a discount of 3-6% is available for buyers who deposit the entire amount within 45-90 days of allotment.The vacant flats are spread across prominent LDA schemes, including Shravan, Adra, Sunrise-Mrigashira, Magha, Ashlesha, Sopan Enclave-2, Purva, Ratan Lok and Smriti Apartments. A senior LDA official said, “We are committed to ensuring these flats find suitable owners. By partnering with experienced agents and offering attractive discounts, We aim to streamline the sales process and provide affordable housing options to the residents of Lucknow.”
