MUMBAI: Chief minister Devendra Fadnavis will hand over keys to the first tranche of BDD flats in Worli on July 21, immediately after the legislative session is over.

Sources said a function has been planned where the CM will hand over a few keys. Chief officer, Mumbai Board, Mhada, Milind Borikar said 556 flats, each measuring 500 sq ft in carpet area, will be disbursed in the first phase.

“We will be getting 3,989 flats at the three sites by the year-end,” said Borikar.

Even as it prepares to hand over the flats to the tenants, Mhada, which is the nodal agency for the BDD chawls redevelopment project, has issued a notice to the project contractor TCC Construction Company for its failure to deliver the flats on time. Mhada has imposed a penalty of Rs 13 crore, which includes penalty plus escalation charges and unliquidated damages. The notice was issued on July 2.

The 556 tenants will be rehabilitated in the D and E wings of Building No. 1. Each wing is 40 storeys.

“The buildings have already received the fire NOC, and water and electricity connections have been provided. The proposal has been put up for an occupation certificate, which is expected in the next few days,” said a source.

The first lot of tenants who were moved into transit flats owned by Mhada at Srinivas and Century Mills in Parel will be rehabilitated in these buildings. The building has eight wings, and each of these is 40 storeys high.

The work on the various buildings has been delayed for a period ranging from 11 months to two months. Sources said the D and E wings were to be ready and handed over to Mhada in July last year, but will now be handed over on July 31.

In the case of wings B, C, F and G, the delay is nine months each, and in the case of wings A and H, it is two months each, states the notice. Sources said the contractor has responded to the notice, and a decision will be taken after careful scrutiny of the response.

With the BMC election due at the end of the year or alternatively early next year, the Mahayuti govt is keen to ensure that a maximum number of residents, most of them Marathi-speaking, are rehabilitated in their new flats.
