Nashik Municipal Corporation Introduces TDR for Developing Reserved Land Amenities, ET RealEstate

NASHIK: The Nashik Municipal Corporation (NMC) is planning to allow landowners to develop amenities on reserved land in exchange for Transfer of Development Rights (TDR).

This initiative aims to streamline the development of public facilities while compensating the property owners. Under this new proposal, landowners who develop amenities on their reserved plots will be granted TDR, provided they secure permission from the planning authority.

This provision is in line with the Unified Development Control Promotions and Regulations (DCPR), a statewide policy approved by the Maharashtra government in Dec 2020.

To oversee this process, the civic body’s general body recently approved the formation of a construction amenity TDR committee. This committee will be chaired by the NMC commissioner and will include key officials civic and other relevant department officials involved in land reservations.

Furthermore, the NMC administration plans to utilize these Unified DCRP provisions to develop amenities on reserved land already acquired by the municipal corporation.

An NMC official, while talking to TOI, said there are 425 land reservations for various amenities in the Development Plan of the civic body approved in 2017. “The NMC spends a lot of money on acquiring the land reserved in the DPR. After acquisition of the land, the NMC develops the amenities as proposed in the DPR through the provision in the budget of the civic body, Accommodation Reservation, govt grant, or construction amenities TDR. But most of the time, it becomes difficult to develop the amenity plots through the civic budget,” the official said.

“Hence, the NMC has decided to develop the amenities plots as reserved in the Development Plan of the civic body through construction amenities TDR. This will help the NMC develop amenities on the reserved land concerned, free of cost,” the official added.
