No OC Required for 1,200 sq ft Homes, ETRealty

BENGALURU: Building a home on a 30×40 site within Greater Bengaluru Authority limits just got easier. In a big relief to thousands of citizens, the state govt Tuesday announced that individual houses on plots measuring 1,200sqft – with ground-plus-two floors or stilt-plus-three floors – will no longer require an occupancy certificate (OC), reports Niranjan Kaggere.

The order empowers the govt to exempt specific building types from mandatory OC requirements. The move follows widespread anxiety among homeowners after a top court order made OCs compulsory even for small residential properties.

Officials said the exemption is aimed at easing compliance and preempting smaller projects from being caught in red tape. High-rises, commercial complexes, and mixed-use projects that exceed the prescribed thresholds will still need OCs.
