Uttarakhand increases circle rates by up to 22%, ETRealty

DEHRADUN: Uttarakhand govt on Monday increased circle rates for properties across the state by 9% to 22%, with an average hike of around 15% in most areas. Dehradun’s Rajpur Road, where rates were raised by 9%, continues to be the city’s most expensive locality, with circle rates ranging between Rs 60,000 and Rs 68,000 per sq m.

The last revision was made in 2023, when rates were increased by 10% to 20% across the state. Officials said the hike came just two years after the last revision due to the surge in construction activity and rising land demand in the state.

Bansidhar Tiwari, vice-chairman of the Mussoorie Dehradun Development Authority (MDDA) and director general, information, told TOI, “A proposal on the circle rates and the expected revision was sought from all 13 districts. After receiving their inputs and holding discussions, the decision was approved and implemented from Monday.” He added that the revision would boost state revenue. “The new rates were decided after considering various factors, including large-scale construction,” Tiwari said.

The steepest hike of 22% was recorded along Dehradun’s Thano Road, which connects the city to the airport and Rishikesh. The stretch from the RTO office to the Mussoorie bypass on Rajpur Road also saw rates rise from Rs 55,000 to Rs 60,000 per sq m.

As in previous revisions, the principle of “closer to the main road, higher the rate” has been followed. Properties within 50m of the main road attract the highest rates, followed by those between 50 and 350m, while land beyond 350m is valued lower.

The revision is expected to make residential flats and commercial spaces costlier, while boosting govt revenue from registrations.
